ABOUT GEORGETOWN
Early History: Georgetown has a varied history of successful industries and residents – Freedmen, presidents, dignitaries, and socialites, as well as Native Americans and slaves.
Algonquin Indian Nation settled in the area well before the first visit by Capt. James Cook over 400 years ago. Before the arrival of Europeans, the Anacostian tribe resided here, along the river.
Colonial Times: Founded in 1751, Georgetown’s original boundaries only extended north from the river a few blocks to Gay Street, now N Street. The western and eastern boundaries have remained the same. The first grant of land went to Colonel Ninian Beall. (Who had quite the storied history of his own). The second original landowner of Georgetown was George Gordon. Most of the original European landowners in Georgetown were Scottish. There seems to be no historical consensus regarding which George the town was named. It may have been to honor King George II of England or could have been named after one of the first two European residents both, named George.

The Poppy Georgetown Guesthouse and Gardens (formerly known as The Avery Georgetown) sits on P Street NW, lot 2616, an important street both commercially and topographically in the mid-1800’s. The P Street ford, located not far from the P Street Bridge (now named Lauzun’s Legion Bridge), marked the farthest point at which ocean-going ships could travel up Rock Creek. P Street NW was also home to the city's earliest free African American residents of Washington DC. This 15-block area of Georgetown was aptly named Herring Hill, after the fish caught by neighborhood families nearby in Rock Creek. Herring Hill was a thriving, self-sustaining, African-American community until the 1930’s.
The Poppy Georgetown was originally two row homes built in the late 1800’s. The homes were likely to have been built and owned by laborers, lawyers, physicians or other professionals. The original home would have likely included the parlor, room 5 and downstairs room 7.
Now
The Poppy Georgetown sets the stage for a memorable experience one of Georgetown’s sought-after neighborhoods. Our location makes it easy to navigate the notable neighborhood and experience elevated dining and hidden gem boutiques, Georgetown history, and waterfront views. DuPont Circle, Georgetown University, GW University and The Kennedy Center are all within a 10-minute walk but when you stay here, you feel far removed from the high-energy ebb and flow of Washington, DC.
Two row homes married together, a 15-room guesthouse and gardens, thoughtfully curated with a livable and refined contemporary elegance. More recently, additions to the homes in the gave opportunity to create spectacular rooms and suites allowing our guests to feel the comforts of home while striking a balance between playful and elegance.

The Guestrooms
Rooms 1, 2, 3 & 4 are located up the first set of stairs leading from the parlor, just inside the main front door.
Rooms 5 & 6 can be found on the street level, just beyond the parlor.
Rooms 7 & 8 are on the lower garden level and can be found by taking the second set of stairs down, past the ‘Illuminated Topography’ Mural by Jordann Wine.
Rooms 10-23. Leave the parlor and walk towards the back of the house going up the third set of stairs. Room 10 is first, followed by Room Room 9, Room 14 & Room 15 that can be found by going up the next set of stairs.
Room 11, Room 12 and Room 23 can be found by walking past Room 10 and going down the stairs. Room 12 has access to the front P-Street Patio and Room 23 has access to the guesthouse gardens in the rear.
Illuminated Topography
On the way to the gardens, a wall mural guides you down the stairs to the lower level of the house. Jordann Wine draws on classical forms and patterns in her work to reference mathematical concepts that reflect the wonders of the universe. Working with the golden ratio, fractals, and gradients these geometric abstract paintings, drawings and murals connect to notions of deep space in time. Jordann Wine (b. Bethesda, MD) is a Washington, D.C. based artist whose meditative abstractions in paint and glitter hope to provide the viewer with a visual respite from the chaos of daily living.
The Parlor
The parlor at The Poppy Georgetown is a cozy and comfortable space where you can relax and unwind. One of the highlights of the parlor is the Nespresso Momento 120 coffee machine, which serves a variety of roasts many ways 24/7.
In addition to coffee, tea, juice and soda is also available for those who prefer it. Re-fuel on us and help yourself to snacks too.
Breakfast
In the morning, enjoy a light continental breakfast in the parlor, making it the perfect place to start your day. Whether you’re looking to catch up on some work, ready a book or simply relax, the parlor at The Poppy Georgetown is the perfect spot. Breakfast may also be taken back to your room or outside in one of the gardens for an al-fresco experience.

We have a limited selection of electronic adapters located in the borrow cupboard on the lower level of the house between rooms 7 and 8.
Age
Everyone is welcome, no matter your age. However, we do ask that at least one guest in your party who checks-in at The Poppy Georgetown is at least 21 years or older.
Air-Conditioning
You can regulate the temperature of your room (heat or cool) with the thermostat on the wall. Please be careful not to set the air conditioning on cool lower than 65 degrees to avoid the unit overrunning. Rooms 1 - 4, you are able to regulate the temperature using a remote control.
Alcohol
Adult alcoholic beverages served on property are for the consumption of guests age 21 years and over. Consumption of alcohol by anyone under the age of 21 years is against the law.
Bicycle

Children
If you are in need of a ‘pack-n-play’ cot for your child under the age of 3 years old, please connect with one of our guest service team members. There is no additional cost. Damages
All tenants will be held 100% responsible for any damages to the rooms or property. Damage includes but not limited to smoke damage from smoking and candles, push-pins/nails, tape on the walls from hanging decorations. If you wish to hang items or light candles please connect with Nico or John for ideas.
Departure
Check-out time is Noon. We ask that you vacate your guestroom by this time.
Should you wish to store luggage, please connect with a guesthouse team member. Should you wish to extend your check-out time to 5pm (availability permitting), a fee of $75 will be added to your final bill.
An early departure of more than 24 hours prior to your planned departure will result in the loss of one nights room and tax.
Do Not Disturb
Please place your ‘Do Not Disturb’ sign on the outside of your guestroom door to ensure that your privacy is upheld. Please note, your room will not be serviced with this sign in place.
Electricity
Voltage in the electrical outlets in the United States is 120V. A selection of adapters are located in the ‘borrow cupboard’ on the lower level.

From 7:00AM – 7:00PM: There is a Manager on Duty, please connect with our Guest Services Team Members, please dial 0 from your guestroom telephone. If you reach our voicemail, please leave a message and include your name, room number and telephone number, we will return your call at the first moment possible.
From 7:00PM – 7:00AM: There is no Manager on Duty at the guesthouse. However we can provide assistance when needed. Please dial 0 from your guestroom phone and your call will be answered by our sister hotel or a guesthouse team member.
Emergency Exit
An evacuation plan with directional signs and instructions is located on the back of your guestroom door. Please familiarize yourself with the emergency exit procedures.
Fire
If you hear a continuous fire alarm, immediately leave the building via your nearest safe exit. Assemble across the street. If you locate a fire remain calm. Leave the area immediately and dial 911. Do not re-enter the building until instructed to do so.
Secret garden out back
Pop down to the back of the guesthouse and you will find our ‘newly planted & starting to bloom’ gardens. A place to soak the neighborhood vibes in the comfort of your home away from home. Open until 9pm weekdays and 10pm on weekends.
P Street Patio Courtyard
Turn left out of the front door and left again into the courtyard.
The courtyard can also has private access from Room 12.
Gardens
At the front of the guesthouse you will find the P-Street Patio Courtyard. The perfect place to unwind. A whimsical hide-away, perfect for a cup of coffee and a good book, secluded yet soaking up the neighborhood ambiance.
The guesthouse gardens located at the rear of the property can be accessed by taking the middle (second set from the front door) staircase down to the lower level and exiting through the glass doors onto a patio. A secret garden hidden from the busy and bustle.

An ironing board and iron and/or steamer are available for you to borrow during your stay. They are located in the borrow cupboard on the lower level. The Ironing board is located on the wall next to room 7 on the same lower level. If you need assistance getting this to your room, please ask a team member.
Keys
When leaving the guesthouse for the day, please ensure you take your guestroom key with you. The key to your room will also open the key to the red front door of the guesthouse.
Maintenance
In the event of a malfunction or fault in your room, please dial 0 to speak with a guesthouse team member.
Mini-Bar/Fridge
The fridge in your guestroom is available for you to use complimentary. If you would like your fridge stocked with items, please connect with one of our guesthouse team members.
Payment
The guesthouse will process the payment for your stay prior to your arrival using the credit card you provided. American Express, Visa, Mastercard and Diners Club are accepted. Should you wish to add amenities, order items from the Apéro menu, please connect with a guesthouse team member. A copy of your bill will be emailed to you upon departure if you booked directly with us.
Travel Agent Bookings: If you booked through a travel agent, please see your agent for a copy of your invoice. During your stay, if you purchase amenities directly from the guesthouse please provide a method of payment directly to Nico or John.
Pets
Dogs are permitted to stay at The Poppy Georgetown. We look forward to offering you a memorable stay with your furry friend and to ensure the comfort and enjoyment for all guests, we do ask that you adhere to the following protocols:
• Dogs must be under 50lbs and no more than 2 dogs per room.
• Dogs must be kept on a leash at all times when in the public areas and gardens of the guesthouse.
• We ask that during food service, that dogs are not brought into the parlor.
• For the safety of our housekeeping team, please place the ‘Dog in Room’ Sign on the outside of your guestroom door whenever your dog is in the room.
• For your convenience, pet waste bags are provided. Dogs can be walked for relief in the neighboring Rose Park, just one block away from guesthouse.
Pet Fee: $40 per night non-refundable, please add ‘Pet Stay’ to your reservation during the booking process to receive a pet perk upon arrival.
